TODD C. ZAPOLSKI, PRINCIPAL
As Managing Member of Zapolski Real Estate, LLC, Todd C. Zapolski has over thirty years experience in real estate investment and development. In addition, he is Principal of Zapolski Holdings and ZRE Advisory Group.
In 1998 he co-founded Zapolski + Rudd, LLC. Todd served as Managing Member until the company was split among the principals in 2008. Under Z+R he built a bi coastal operation with offices in North Carolina and California with interests in a diverse portfolio of retail, office, and multi use real estate with a value in excess of two hundred million dollars.
From 1991 through 1998 Todd served as Executive Vice President of Durham, NC based Mark Properties, Inc. In that capacity he directed the acquisition effort for three equity funds that were successfully invested in undervalued commercial properties located in seven states. In addition, he headed the team that controlled a twenty five shopping center portfolio located in ten states.
1982 – 1991 Todd was the owner of Consolidated Ventures Corporation that was located in Chapel Hill, NC. As President/CEO he managed the daily operation of the real estate development, brokerage, and investment company. The company completed development projects in office, residential, industrial, and retail product types.
Among other interests Todd was a partner in the Girard Winery, Napa, CA, and has served in leadership capacities in many community and industry organizations. Todd is a 1980 graduate of Duke University.
SABRINA L. JONES

Sabrina L. Jones serves as the Director of Asset Management where she currently oversees a portfolio of retail, office, and land investment properties totaling over 800,000 SF and over $100 million in value.
Sabrina began her career as a project management associate with Choate Construction Company working on a variety of commercial real estate project types including Class A office buildings, grocery-anchored shopping centers, medical facilities, and mixed-use retail and residential developments. Beginning in 2004 with Zapolski + Rudd, LLC and continuing with Zapolski Real Estate, LLC, Sabrina has focused on asset management and acquisitions.
Certified in Argus financial modeling, Sabrina has also performed acquisition analysis and due diligence on over $130 million in closed transactions. Maximizing portfolio value, Sabrina was instrumental in the sale of $700,000 of outparcels that previously went unsold for over three years.
Sabrina holds a Bachelor’s degree from the University of North Carolina at Chapel Hill and an MBA from UNC’s Kenan-Flagler Business School, where she regularly returns as a guest speaker for the real estate courses in the MBA for Executives Program. Sabrina is an active member of the International Council of Shopping Centers (ICSC) and serves as Co-Chair of the ICSC Next Generation Committee for Raleigh, North Carolina. Additionally, she is a member of the Urban Land Institute (ULI) and a licensed North Carolina real estate broker. Sabrina has been honored as a 2011 Woman Extraordinaire by Southern Business Leader Magazine.
Originally from the Washington DC Metropolitan Area, Sabrina has lived in the Triangle Area for over fifteen years and currently resides in Cary.
MARCUS B. LILES, III
Liles is a licensed attorney and real estate broker with over twenty years experience in real estate based practice and operations in the private and public sectors, real estate investment and development. He joined Zapolski Real Estate in 2009 to provide services in the areas of asset and project management, acquisition underwriting, and risk management.
Liles' work experience includes positions with Kimco Realty Corporation, Konover Realty Trust, and the North Hills Corporation. He also was in private practice with the law firm Bailey & Dixon, Raleigh, NC. He is a graduate of Wake Forest University, Winston Salem, NC and Campbell University of Law, Raleigh, NC.
RICHARD (DICK) BYERS
Dick has been a Certified Public Accountant since 1979. He was the Controller for Zapolski + Rudd's East Coast operations from 2003 until 2008 and is currently working with Zapolski Real Estate as a CFO/Controller consultant.
Dick was the Controller for Mark Properties in Durham, NC from 1996 - 1997 and with F. G. Pruitt, Inc. in Richmond, VA from 1997 - 1999. For much of his earlier career, he was an executive with RF&P Corporation in Richmond, VA, a $700 million real estate company that also owned RF&P Railroad Company. He played a significant role in converting RF&P from a C-corporation to a REIT in 1994.
Dick is a graduate of the University of Virginia and is a member of the American Institute of CPA's.
MICHELLE R. JONES
Michelle Jones joined Zapolski Real Estate in January 2009 to oversee office management and marketing coordination. Additionally, she assists with many of the day-to-day property management responsibilities across a diverse portfolio of property types.
Michelle earned her Bachelor’s degree from the University of Tennessee at Knoxville. She is also an active member of ICSC (International Council of Shopping Centers) and IAAP (International Association of Administrative Professionals). A native of the Southeast, Michelle relocated to the Triangle in 2006 and currently resides in Durham.
PAM CASTRO
Pam is the newest member of our staff and joins us as Accountant and Human Resources Administrator. With more than 25 years of accounting experience, she is extremely qualified and a great addition to the Zapolski Real Estate team where she is responsible for daily accounting, financial reporting and human resources management.
Previously, Pam held the position of Accountant and Office Manager for Scriptorium Publishing Services, Inc. for 13 years and played a vital role in keeping the organization running smoothly. Prior to Scriptorium, she excelled in various accounting positions of increasing responsibility.
Pam earned her Bachelor’s degree from Pace University. Originally from New York, she currently resides in Cary, North Carolina.
KELLY MOORE
Kelly Moore joins our West Coast office as Property Manager and handles various construction management and due diligence matters, as well as, tenant relations. From 2002 to 2008, Kelly worked with us previously as Property Manager and also served as the Bookkeeper for Zapolski + Rudd, LLC on the West Coast.
Kelly attended the College of the Desert located in Palm Springs, CA and earned a Certificate from Barclay Business College in Legal Studies. Kelly has over twenty years of accounting and management experience and previously worked in the banking, mortgage and hospitality industries.
Kelly is a Northern California native and has lived in Napa since 2001.
PETER BARTLETT
Peter Bartlett joined Zapolski Real Estate in 2012 with a diverse background in real estate and investing. He is a trusted consultant for ZRE’s west coast portfolio of retail and mixed-use properties.
Prior to joining ZRE, Peter was Managing Director with Premier Pacific Vineyards, where he oversaw a $325 million portfolio of vineyard properties owned in a joint venture with CalPERS. Previously, Peter worked for The Reliant Group – a private real estate fund manager focused on the multifamily sector; and Highlands Management Group – a leading developer of high-end golf club residential communities. Before landing his position at Highlands, Peter was with SKS Investments, where he was involved in acquiring and financing a 1,000,000 SF portfolio of office properties with institutional partners such as CalSTRS and Farallon Capital Management.
Peter spent five years living and working in China, and studied Mandarin Chinese at Beijing University. From 1996 to 1999, Peter was based in Beijing for Cummins Engine Company, where his responsibilities included the implementation of a $50 million manufacturing joint venture.
Peter received a BA with distinction in International Relations from the University of Pennsylvania, and earned an MBA from the Stanford Graduate School of Business.
